AI for commercial real estate, as I run it in Palm Beach County

I use AI for three jobs in my own commercial real estate work: routing every inquiry into a CRM, keeping a listings site matched to the brokerage's active listings, and keeping submarket pages current. People handle every conversation, tour and negotiation.

How are inbound leads routed?

Every form on the listings site posts into Trusenda, the CRM I built. Before anyone is notified, a server-side check scores the submission for bot patterns. A request that looks like spam is stored out of view and refused, so it never pings my phone or counts as an ad conversion. A real request is saved, sent to my phone as a push alert and emailed, with the space type, size, timeline and area attached.

The point is simple: no real inquiry waits, and no fake one wastes a call.

How does the listing sync work?

A sync script reads the brokerage's active listings unit by unit, including the brochure facts, and compares them with what the site shows. Routine differences, such as a unit that leased or a corrected size, become a proposed change. Anything that needs judgment waits for a person, including a brand-new listing that needs photos and copy, or a brochure that contradicts the listing page. Brochure facts win over a summary page.

One lesson shaped the current setup: two automated writers once fought over the same listing cards. Now the sync runs on demand rather than on a timer, and every change publishes through one path, version control, so production always matches the reviewed code.

How are the market pages kept current?

Each submarket page, such as West Palm Beach, Lake Worth or Riviera Beach, carries a generated listing block for its area, and each page states the date its listings were last checked. When a unit changes or leases, every page that shows it is updated in the same change. Market figures on those pages carry a named source and date, and a fact check runs before a page ships.

What stays with a person?

  • Every conversation with a tenant, buyer or landlord.
  • Tours, comps review and lease or purchase negotiation.
  • Publishing a new listing, and any fact the system is unsure about.
  • Any message that goes out under my name.

Who runs these systems?

Frequently asked questions

What does AI do in a commercial real estate practice?

In the practice I run, it handles three jobs: routing every inbound inquiry into a CRM with spam filtered out, keeping a listings site matched to the brokerage's active listings, and keeping submarket pages current from the same listing data. People still handle conversations, tours, negotiation and anything that commits a client.

Does the AI talk to tenants or landlords on its own?

No. The systems capture, sort, alert and keep pages current. Conversations, advice and commitments stay with a licensed person.

What happens when the listing data and a brochure disagree?

The sync does not guess. Brochure facts win over a summary page, and a new listing or a conflicting fact is held for a person to review before anything publishes.

Can these systems be built for another team?

The software patterns, yes: lead routing, spam filtering, data-driven listing pages and monitoring. Real estate services themselves are provided only through Cornerstone Realty.
